FAAC Gate Parts & Welding in Tempe: What to Know First

We provide independent FAAC gate parts and welding service in Tempe, with most hinge, post, and rail repairs completed in a single visit and pricing written on paper before any work starts. Most FAAC residential swing and slide gate repairs run between $180 and $620 depending on whether we’re welding a cracked arm bracket or replacing a twisted jamb post. We’re not affiliated with or authorized by FAAC, but we stock common FAAC hardware and have worked on their 400 series, 422 operators, and S418 residential swing systems across Tempe since 2014. If your gate is sagging, grinding, or stopped mid-cycle, call us at (623) 323-3849. We’ll review what we find, name what it costs, and leave the gate better than you met it.

How FAAC Products Fail - and How We Fix Them

  • 400 series operator arm bracket fatigue. The cast aluminum bracket that mates the FAAC 400 swing operator to the gate frame develops stress cracks after years of Arizona thermal cycling. We see this on south-facing gates in Tempe’s Escalante and Kiwanis Park neighborhoods where afternoon sun pushes bracket surface temps past 140 degrees. We remove the operator, weld a reinforcement plate to the bracket or replace it with a milled steel upgrade, then re-square the gate to within 1/8 inch of travel.
  • S418 residential swing gate hinge seizure. The S418’s lower hinge pin sits in a grease cavity that dries to paste in Tempe’s low-humidity heat. The gate starts sagging 1/2 inch per season until the upper hinge tears out of a rotted jamb post. We cut out the seized pin, bore the hinge eye clean, install a stainless replacement with high-temp grease, and sister or replace the post if the wood is punky.
  • 422 slide gate rail weld separation. The FAAC 422’s V-groove track is often field-welded to angle-iron posts during original install. Desert expansion-contraction works those welds until the rail kinks and the gate rollers climb out. We grind the failed weld, preheat the rail ends, lay a 7018 root pass with 6013 cap, then check rail level with a laser before the gate goes back in service.
  • FAAC photo-eye mounting tab breakage. The stamped-steel tabs that hold FAAC’s XP series photo eyes fatigue at the bolt hole. A broken tab means a misaligned beam and a gate that won’t close. We fabricate a heavier-gauge replacement tab, weld it to the post with proper standoff for the eye housing, and align the beam to spec.
  • Gate roller axle galling on FAAC slide systems. The nylon or steel rollers on older FAAC slide gates seize on their axles when desert grit packs the bearing race. The motor strains, the chain stretches, and the limit switch loses its reference. We press out the seized axle, weld repair the mounting bracket if it’s wallowed out, install sealed-bearing rollers with zerk fittings, and reset the limit switches with a documented photo of the new positions.

Our FAAC Gate Parts & Welding Process
  1. 1

  2. 2
On-site diagnostic with documentation. Our tech arrives in a Vance Gate Repair Tempe van stocked with common FAAC hardware. We cycle the gate, measure sag with a level, photograph wear points, and identify whether the failure is in the part, the weld, or the alignment.
  3. 3
Parts decision: OEM or quality aftermarket. For FAAC, we stock genuine FAAC brackets, hinges, and rollers when the job demands exact fit. For structural welding and hardware, we use domestic-grade steel and sealed bearings that meet or exceed the original spec. We explain the choice and its warranty implication before you sign.
  4. 4
Written price under Haven Standard Clause 1. You get a flat price on paper. No hourly rate, no material markup surprises. The price is the price.
  5. 5
Repair, weld, and test. We cut, weld, grind, and install. Then we cycle the gate 20 times, check limit switch readings, and photograph every adjustment.
  6. 6
Documentation handoff and 365-Day Done Right Promise. You receive the photo log and written record before we leave. If anything in our repair fails within one year, we make it right at no charge.

Why Tempe Homeowners Call Vance Gate Repair Tempe for FAAC Work

We don’t steer FAAC owners toward replacement motors when a welded bracket and a reset limit switch will do. Our techs carry parts for nine automation brands, including LiftMaster, Mighty Mule, Ghost Controls, and DoorKing, so if your FAAC operator has reached end of life, we can quote a cross-brand option without a second trip. Every visit leaves a photographed record under Haven Standard Clause 4. The 365-Day Done Right Promise covers all FAAC welding and parts work. And a live person answers (623) 323-3849 at any hour, including when your gate quits at 10 PM on a Saturday.
