FAAC Gate Motor Replacement: The Tempe Owner’s Guide

FAAC gate motor replacement in Tempe typically runs $890-$1,480 installed for a standard residential swing or slide operator, depending on the series and whether the existing mounting bracket and control board are reusable. We stock FAAC-compatible motors for the 400, 422, and 746 series on our Tempe service trucks, and most replacements are completed in a single visit. You’ll know the motor is failing when the gate begins stopping short of its limit, reversing for no apparent reason, or drawing excessive current and popping the GFI.

In Tempe, we see this failure pattern most often after summer monsoon season, when moisture intrusion meets 115-degree cabinet temperatures. The thermal overload does its job for a season or two, then the windings start to degrade. That’s usually when the homeowner notices the gate hesitating at mid-travel or the motor housing running hot enough to smell.

Which FAAC Models This Applies To

FAAC uses a three-digit series code that tells us most of what we need before we open the van door. The 400 series covers light residential swing gates up to roughly 16 feet and 1,100 pounds; the 422 series steps up to heavier residential and light commercial swing applications; the 746 series handles slide gates on the residential and small commercial side. Each series has sub-variants, the 746 in particular running 746 ER, 746 E, and 746 R depending on the control logic and obstacle-detection method.

The critical identification point is the nameplate inside the motor housing, not the sticker on the arm. That plate carries the production date, voltage spec, and the part number we cross-reference. We’ve seen homeowners in Tempe’s Mitchell Park West order a 422 motor based on the arm casting, only to discover their installer had swapped in a 400-series control board years earlier. The boards are not backward-compatible across series.

On OEM versus aftermarket: FAAC’s factory motors carry a 24-month parts warranty and use sealed Italian-manufactured gearboxes. Quality aftermarket equivalents, primarily from US-based rebuilders, run 15-20% less and perform adequately for most Tempe residential cycles. We stock both and will show you the exact part number and origin before we quote. Vance Gate Repair Tempe is an independent service provider, not affiliated with FAAC.

Signs Your FAAC Gate Motor Replacement Is Failing

Signs Your FAAC Gate Motor Replacement Is Failing
  • Gate stops short of full open or close position. The limit switch is reading correctly, but the motor lacks the torque to push through the final 8-12 inches of travel. In Tempe’s dry climate, we find this is usually winding degradation rather than mechanical binding, since there’s minimal rust on the track.
  • Motor reverses direction mid-cycle with no obstruction. The control board interprets a current spike as an obstacle and triggers the safety reverse. The spike is real, it’s just coming from shorted windings inside the motor rather than a blocked gate.
  • GFI trips immediately or intermittently when gate cycles. Moisture has breached the motor housing and created a ground fault. We see this most on south-facing gates in Tempe’s Escalante neighborhood, where afternoon sun bakes the housing and monsoon rain finds the cooling cracks.
  • Unusual grinding or whining from the gearbox. FAAC gearboxes are sealed units; noise means the helical gears have lost lubrication or the bronze worm gear is wearing. This is repairable in some cases, but most Tempe homeowners opt for full motor replacement once the gearbox is open.
  • Gate moves slower than it did when installed, especially in afternoon heat. The motor’s insulation class is degrading. A motor that pulls 3.2 amps at 8 AM is pulling 5.1 amps at 4 PM. That heat load accelerates the failure.

Replacement Cost & What’s Included

Component Typical Range
FAAC 400 series motor (OEM) $620-$780
FAAC 422 series motor (OEM) $740-$920
FAAC 746 series motor (OEM) $850-$1,050
Aftermarket equivalent motor $520-$780
Labor: removal, install, limit reset, testing $280-$380
Mounting bracket replacement (if corroded/warped) $90-$140
Control board replacement (if incompatible) $180-$340

The installed total lands where it lands based on what we find. Before any work starts, we hand you a written price under Haven Standard Clause 1. That price does not change unless you add scope. The motor carries the manufacturer’s parts warranty, and our 365-Day Done Right Promise covers the installation labor and any adjustment needed within that window. We also leave you a photo log of the old motor’s condition, the new part’s serial number, and the limit-switch settings we programmed.

DIY or Call Us?

There are two things a homeowner can safely check before calling: whether the disconnect switch is engaged (it gets bumped during landscaping) and whether the photo-eye beam is misaligned. Both will mimic motor failure. Beyond that, FAAC motors operate on 110V or 220V and develop significant torque; the spring-loaded tension on a swing-gate arm can trap a hand or wrench if the motor releases unexpectedly.

We don’t recommend DIY motor replacement. The limit-switch programming requires a specific sequence for your FAAC series, and an incorrectly set limit will either damage the gate or create a crush hazard. We’ve been called to Tempe jobs where a well-intentioned homeowner installed the motor correctly but set the close limit 4 inches past the post, bending the aluminum frame on first cycle. Name what you found. Name what it costs. Leave the gate better than you met it.

If your gate is showing the symptoms above, call (623) 323-3849. We’ll confirm the series from your nameplate photo, quote the replacement in writing, and schedule the work.
