FAAC Hinge & Roller Replacement: The Tempe Owner’s Guide

FAAC hinge and roller replacement in Tempe typically runs $180-$340 installed, depending on whether we’re matching an OEM 620 series roller assembly or fitting a tested aftermarket equivalent to an older 400 or S800 swing operator. We stock both on the truck for Tempe calls, and most replacements are completed in under two hours once we’re on site. You’ll usually notice the problem first as a grinding cycle or a gate that stalls mid-travel, especially on the side that carries the motor arm load.

Which FAAC Models This Applies To

FAAC has used three distinct hinge and roller geometries across their residential and light-commercial lines, and getting the match wrong means premature wear or binding.

620 Series Swing Operators: These use a sealed roller bearing pressed into a galvanized hinge bracket. The OEM part number is 63000935 for the standard-duty assembly, though we’ve found the aftermarket equivalent from GateCrafters holds up equally well in Tempe’s dry climate if the load rating matches. The bracket hole spacing is 45mm center-to-center; measure this before ordering anything.

400 Series (Legacy): Pre-2015 units used a bushing-style hinge with a greasable zerk fitting. The roller itself is 28mm OD by 12mm ID. If your gate still has the original bushing, we generally recommend upgrading to the sealed bearing conversion rather than replacing like-for-like. The bushing wears oval in Arizona dust; the sealed unit doesn’t.

S800 Slide Gates: These use a captured roller on a vertical track, not a hinge at all. Owners often confuse the terms. If your gate rolls on a track, you need the S800 roller kit (part 63000902), which includes the axle bolt and two spacer washers. The axle torque spec is 45 Nm; we’ve found gates in Tempe’s older neighborhoods, especially near the Maple-Ash district, often run loose because the original installer didn’t torque them properly.

We’re an independent service provider, not affiliated with FAAC. We source OEM when the part is current and available, and we vet aftermarket alternatives against our own failure logs before we stock them.

Signs Your FAAC Hinge & Roller Replacement Is Failing

Signs Your FAAC Hinge & Roller Replacement Is Failing
  • Grinding or squealing during open/close cycles. The sealed bearing has lost its grease seal to dust intrusion, or the bushing has worn through its brass lining. In Tempe, we see this accelerate after monsoon season when fine dust gets packed into the race.
  • Gate stalls at 60-70% of travel, then reverses. The operator’s current sensor detects excess load from a binding hinge or flat-spotted roller. The motor thinks it hit an obstruction. We check the amp draw first; if it’s spiking above 3.5A on a 24V FAAC 620, the hinge is usually the culprit.
  • Visible play or wobble in the gate leaf when manually moved. The hinge pin has wallowed out the bracket hole, or the roller bearing’s inner race has spun on the pin. Either way, the gate is no longer tracking true, and the operator arm is absorbing lateral stress it wasn’t designed for.
  • Rust streaks or grease slinging from the hinge area. On older 400 series units, the zerk fitting has failed or been ignored, and water intrusion (usually from sprinkler overspray, common in Tempe’s irrigation-heavy neighborhoods) has started corrosion inside the bushing.
  • Intermittent operation that clears up after manual cycling. The roller is developing flat spots from sitting in one position; the manual cycle redistributes the load temporarily. This is the early warning. Ignore it and you’ll be replacing the operator arm bracket too.

Replacement Cost & What’s Included

Component Typical Range
OEM FAAC hinge/roller assembly (620 series) $85-$140
Quality aftermarket equivalent $55-$95
Labor (diagnosis, removal, install, adjustment) $95-$145
Total installed, most Tempe residential gates $180-$340

What drives the range: whether we’re accessing a single hinge on a standard 4×4 post or disassembling a custom stone-column mount where the builder set the hinge behind masonry. We also factor in whether the operator arm bracket has distorted from running on a bad hinge; if it has, we quote that separately before touching it. Under Clause 1 of The Haven Standard, you get the full written price before we pick up a tool. No range surprises, no invoice that doesn’t match the quote.

The 365-Day Done Right Promise covers the installation and the part. If the new hinge develops play, noise, or binding within a year, we replace it and realign the gate at no charge. Under Clause 4, you also get a photo log of the old part, the new part’s part number, and the operator’s limit-switch settings before we leave.

There’s a safe middle ground here, and a line you shouldn’t cross.

What you can check safely: With the operator disconnected (power off at the breaker, then disconnect the arm pin), lift the gate leaf by hand. It should swing freely through its full arc. If it binds, hangs, or drops at one point, the hinge or roller is suspect. You can also measure the bracket hole spacing and the roller OD with a caliper to confirm which series you have.

Where DIY goes wrong: The gate leaf is heavy, often 200-400 pounds, and it’s held by tension that shifts unpredictably when you remove the hinge pin. We’ve been called to Tempe jobs where a homeowner got the old hinge out, couldn’t align the new one under load, and bent the operator arm bracket trying to force it. The $180 hinge job became a $600 hinge-plus-bracket job. If your gate has a FAAC hydraulic operator, there’s also residual pressure in the cylinder that can move the arm without warning.

We carry the common FAAC hinge and roller assemblies on the van for Tempe. Call (623) 323-3849 and we’ll confirm your series over the phone, quote the installed price, and schedule the visit.
